Pre-Purchase Inspections for Buyers
The professional home inspector visually examines the readily accessible systems and components of a home and operates those systems and components utilizing the American Society of Home Inspectors (ASHI) & National Association of Home Inspectors (NAHI) Standards of Practice. The client is encouraged to attend the entire inspection. Areas to be inspected include:
- Property and Site
- Exterior & Garage
- Roof & Attic
- Basement/Crawlspace/Foundation/Structure
- Heating/Cooling systems
- Plumbing Systems
- Electrical Systems
- All bathrooms and fixtures
- All kitchen and built in appliances
- All interior living spaces
Upon completion of the inspection, a computerized Inspection Report with digital pictures of defects is printed on site and presented in the Pillar To Post Inspection Report Binder, which also includes a seasonal maintenance checklist, home file system for important papers/receipts and a Home Repair and Improvement CD-Rom.
We inspect residential single and multi unit homes as well as light commercial office/retail buildings.

The owner is encouraged to attend the entire inspection. Areas to be inspected include:

- Roof & Attic
- Basement/Crawlspace/Foundation/Structure
- Heating/Cooling systems
- Plumbing Systems
- Electrical Systems
- All bathrooms and fixtures
- All kitchen and built in appliances
- All interior living spaces

New Construction Inspection
Completed during the construction process, this type of inspection is a visual examination of all accessible areas of a residential house by a qualified professional home inspector, which is designed to identify observed material defects in the major component groups. These inspections are performed in phases, with reports issued at the completion of each inspection phase. The client is encouraged to attend each phase of the inspection. Typically three phase inspections are performed:
- Footer/foundation/drainage inspection performed before the foundation hole is filled.
- Mechanical rough in inspection, and pre drywall
- Final phase is a home inspection that includes: Property & Site, Exterior & Garage, Roof & Attic, Basement/Structure, Heating/Cooling systems, Plumbing Systems, Electrical Systems, bathrooms and fixtures, kitchen and appliances, and all living spaces.
Upon completion of the inspection, a computerized Inspection Report with digital pictures of defects is printed on site, and inserted into the Pillar To Post inspection report binder.
Wood Destroying Insect Inspection
A visual inspection of accessible areas for active or evidence of past or present infestation of wood destroying insects to include termites, carpenter ants and carpenter bees and wood boring beetles by one of our fully certified State Licensed Pest Inspectors. A proper NPMA-33 inspection report is issued with the findings of the report. If a treatment is required we can provide pricing and recommend a professional company to perform a treatment .
Radon Inspection and Screening
Testing is performed using EPA protocol for home sellers and buyers. A state of the art electronic continuous radon monitor is placed in the home for a 48 hour minimum testing period by one of our State Licensed Radon Technicians. A Sampling Report is issued with the radon levels by hour and an EPA Overall Radon Average for the sampling period.
Mold Screen Inspection with Air Samples
This is an initial step to determining if a home has a mold problem. The Inspector will perform a visual examination of all accessible areas of the residential home which is designed to identify current or past moisture problems which may lead to mold contamination. The client is encouraged to attend the entire inspection. Air and/or surface samples will be collected utilizing state of the art equipment and sent to a laboratory for analysis. Laboratory results and written report are available in approximately 5 to 7 business days. If the report analysis reveals elevated mold readings the next step is consultation with a Certified Industrial Hygienist for remediation.
Septic Inspections
All septic system inspections are performed by PA Septage Management Association (PSMA) certified septic inspectors. The PSMA guidelines we follow include interior inspection of the septic tank as well as locating and identifying the absorption area. We also perform cesspool & seepage pit inspections. A written report with photos is produced and provided. Follow up telephone consultation when needed is welcomed as we represent a 3rd party, unbiased opinion.
Re-Inspection
A visual examination of areas to be determined by the client designed to evaluate whether work requested in a contract addendum has been completed in a satisfactory manner. A copy of the contract addendum and the client, or the client's representative must be present during the re-inspection. A re-inspection report will be issued at the conclusion of the re-inspection.
